General Rental Conditions
All bookings are subject to these conditions, which are deemed to have been fully accepted by the tenant and all persons in the group.
PAYMENT POLICY
Deposit and Remaining Balance
Once you have booked the villa, a deposit (earnest money) of 30% of the villa rental price is due within 7 days of the booking confirmation. If the deposit is not paid within this period, your reservation will be cancelled. The remaining rental balance must be paid in full at least 2 weeks prior to your arrival.
If a booking is made within 4 weeks of arrival, the full amount must be paid at the time of booking.
Payment Method
All payments prior to your arrival date will be made by bank transfer unless otherwise agreed. Bank account details will be provided in the offer or after the reservation has been confirmed.
The Security Deposit is paid on site in cash.
When arranging an international payment for the villa rental to our account at Croatian Erste Bank, the payer is responsible for the payment of all associated bank fees charged by either the payer’s bank or the beneficiary’s bank.
CANCELLATION POLICY
By the Client
Any cancellation by the client must be reported to the owner in writing. The following fees apply:

By the Owner
The owner reserves the right to cancel the booking if the remaining balance is not received 2 weeks prior to arrival. If cancellation of the rental contract is necessary due to circumstances beyond the owner’s control, the owner will refund all money paid to the client, without interest or further compensation.
STAY DETAILS
SECURITY DEPOSIT (CAUTION)
A Security Deposit of 300 € will be charged on the day of arrival to cover any damage or breakage caused during the stay at the villa. The Security Deposit will be returned to the client upon departure from the villa, provided there is no damage, missing items, extra cleaning for villas left extremely dirty, and other outstanding costs. In case of breakage where costs cannot be determined immediately and accurately, the return may be delayed up to four weeks.
WHAT IS INCLUDED
The villa rental includes the cost of weekly linen and towel change, final cleaning, water, electricity, Wi-Fi, air conditioning, pool and garden maintenance.
All defects must be reported within 24 hours of the client’s arrival. After that time, everything will be considered to be in order.
The Villa is fully furnished. Moving furniture or removing any items from the villa is strictly forbidden.
OCCUPANCY
The villa may only be used by the persons registered on the day of arrival.
Under no circumstances may the villa be used by a greater number of people than the maximum number stated in the villa description. If the group misrepresents themselves, they will be asked to leave the villa without a refund.
ARRIVAL/DEPARTURE
Bookings are for a minimum of 7 nights (unless otherwise agreed in advance). The villa is available on the day of arrival after 4:00 PM (local time) and must be vacated by 10:00 AM on the day of departure, unless otherwise agreed in writing.
We must know the client’s arrival information at least one day before arrival. During the journey, the client must call at least 60 minutes before arrival or when they reach the Croatian border, so that we can arrange the villa handover.
Check-in is possible until 10:00 PM (local time) or by arrangement. After that time, guests will not be able to enter the villa premises and will have to wait until 7:00 AM the next day.
KEYS AND LOCAL CONTACT NUMBERS
We welcome guests in person and hand over the keys and provide all necessary information and instructions.
CLIENT RESPONSIBILITIES
Property Maintenance
Clients must maintain the house and all furniture, equipment, and appliances in the same condition as they were at the start of the stay. At the end of the rental period, the property and its contents, including all equipment, furniture, crockery, etc., must be left clean and tidy, which includes cleaned dishes and cutlery stored in the appropriate cupboards, and ensuring the cleanliness of the stove, oven, refrigerator, and microwave. The grill must be cleaned, and all waste must be removed from the property and deposited in communal rubbish bins. A fee of 50 € will be deducted from the security deposit if the grill needs to be cleaned or if waste is left after vacating the villa.
Clients are responsible for any damage or loss caused to the property or its contents during their occupancy and will be liable to pay appropriate compensation to the owner in case of any damage.
Property Security
Clients are responsible for the security of their villa during their stay. Clients must keep all windows and doors securely locked at all times when not on the premises.
All valuables left in the property are at the client’s risk. The owner is not responsible for the loss or breakage of the client’s personal property. As with all rental properties, there is a risk of burglary. It is the client’s duty to inform the owner immediately in case of a break-in. The owner assumes no responsibility for any loss or damage incurred as a result of theft or any security incident, regardless of the cause.
Clients are responsible for the keys and remote controls. A charge of 25 € is applied for each lost set of keys or for each remote control.
Travel Documents
It is the client’s responsibility to ensure that everyone travelling in the group has fully complied with all passport and visa requirements in effect at the time of travel. Any failure in this regard may result in the alteration and/or shortening of their travel arrangements with consequent losses regarding the villa reservation. In such circumstances, the owner bears no responsibility.
Right of Access
The villa owner will be allowed free access to the villa at any reasonable time and by agreement with the guest during the stay for the purpose of property inspection, garden and pool maintenance, or in case of emergencies, e.g., breakdown of any appliance.
Pool Area
Use of the pool is at the client’s own risk. Clients are specifically advised not to allow unsupervised children near the pool. Glass of any kind is not permitted in the pool area.
Smoking Policy
Smoking is not permitted anywhere inside the house. However, clients may smoke on balconies and terraces or in the external area of the villa. Ashtrays are provided for client use.
If clients are found to have smoked inside the villa, the entire security deposit will be forfeited to cover the costs of cleaning the air conditioning system and fumigating the furniture, etc. The owner reserves the right to claim from the lead client any additional costs incurred due to the relocation of future clients while the villa is being cleaned and fumigated.
Insects and Pests
Insects and pests are inevitably present in the Mediterranean climate of Croatia. Within reasonable limits, this is normal, and the owner cannot take steps to completely eradicate the problem, only to control it. Only when, in the reasonable judgment of the owner, pests in the accommodation become a serious nuisance, further action will be taken. Please contact us as soon as possible if you have a problem with insects or pests, and we will act accordingly. Failure to report the problem immediately cannot be considered an excuse for the client to claim compensation.
Pets
Pets of any kind are NOT allowed in or on the villa premises. A pet found or evidence of a pet on the property will result in immediate eviction, and the client’s rent and deposit will be forfeited to cover the costs of professional cleaning of carpets and furniture, etc.
Drugs and Hazardous Materials
The client and members of their group shall not use or permit the introduction into the villa of any illegal substances, flammable liquids, or other explosives or objects deemed dangerous to life, body, or property.
Liability (of the Owner)
The owner assumes no responsibility for death, personal injury, accidents, loss, or damage to persons or personal belongings, regardless of the cause, arising as a result of using the villa or the pool.
The owner cannot accept responsibility or pay any compensation if the performance or timely performance of our contractual obligations is prevented or affected by “force majeure”. In these Conditions, “force majeure” means any event we could not foresee or avoid, even with due care. Such events may include, but are not limited to, war, threat of war, civil unrest or conflict, hostilities, strikes or other industrial disputes, natural disasters, fires, terrorist activities, quarantine, epidemics, weather conditions, government actions, or other events beyond our control.
Construction Works
In the event that construction works are taking place by local authorities, private investors, or neighbors, it is important to note that the owner is not responsible for such works, cannot stop such works or control the noise level, nor can the owner be held responsible for any construction works taking place during the holiday.
Complaints
In the unlikely event that clients have a complaint about the villa or its contents during the holiday, this must be immediately reported to the owner who will take reasonable steps to resolve the issue. The owner will not be held liable for any complaint submitted after the rental period has ended. Subjective opinions are not considered a complaint, for example, complaining that the beds are not comfortable. If the client decides to leave the rental due to a subjective problem, they must assume responsibility for their decision, as a refund will not be considered in that situation.
A refund or price adjustment will not be made for unforeseen mechanical failures such as electricity supply, water, internet, pool filtration systems, air conditioners, television or satellite service, appliances, etc. It is the client’s duty to immediately report any problem or damage to the villa.
